Cripps Commercial locates the best possible Lessee for your investment property by following these general guidelines:

Managing the Lessee


It is our duty as investment property managers to ensure that the Lessee is well informed as to what is expected from them under the Lease agreement, from the ground maintenance, strata title laws, to payment of rent in advance and the behavior of their guests. We manage the Lessee for you to ensure that the property is well cared for


Agreement Preparation

Depending on the Lease term we can prepare all the necessary documentation and arrange signatures for the Lease Agreement and lodgment of the bond form.


Legal Obligations   

We ensure that all the legal requirements under the various pieces of government legislation are complied with and that the Lease agreement prepared by us is legally correct.


Industry Training and Legal Updates

Our office is a member of the Real Estate Institute of New South Wales. Our property management staff is kept up-to-date with the latest legal information and market statistics and our on-going professional development training programmers ensure that their knowledge and skills are always at the peak of the industry.


Written Inspection Reports

Our management service includes an initial inspection prior to commencement of the new Lease and recommends maintenance work that may be required to keep your investment in a condition that benefits you a maximum return. We welcome any comments on the report. We will advise you annually of our inspections.


Repair & Maintenance

We have a reliable team of maintenance workers on standby (or you can use your own tradesmen) to carry out any repairs that are necessary. We monitor all repairs closely and action is taken according to your instructions. Complete records are paid for by rental monies held in trust and file details are printed on your monthly statement. Each month we forward to you the invoice for any work carried out on the premises.


Statutory Disbursements

We can arrange payment of your water rates, council rates, body corporate levies and insurance. We will automatically invoice the Lessee for any water usage charges where the property is separately metered.


Accounting to you

Each month or fortnightly if you prefer, we prepare and forward to you a detailed rental statement for your property. All incoming and outgoing disbursements are detailed. Your rent money`s are automatically deposited into a nominated account. At the end of each financial year we forward to you a "profit and loss statement" detailing the income and expenditure for each individual property you own. This report is a consolidation of your monthly statements and provides easier accounting for your taxation purposes.


Rental Payments

We understand that it is not always convenient for tenants to have to come to our office to pay their rent; this is why we offer them a range of payment alternatives. The majority of our tenants choose to pay their rent via our convenient rental card payment system, allowing them to pay their rent via telephone or the Internet 24 hours a day, 7 days a week.


Arrears Control System

We provide a daily "arrears report" which is acted upon immediately. Lessee’s in arrears are contacted and followed up with verbal and written instruction to rectify their rental arrears.


Rent Reviews

We ensure that you enjoy full market rent for  your property taking into account factors such as the current market rents, the vacancy factor in the area for similar properties, the general condition of the property, the quality of the tenant and the length of their tenancy.


Insurance

It is essential that you have adequate insurance for your investment property. We strongly recommend both Building and Landlord Insurance.


Opinion of Selling Price

Our sales team and support staff have been have developed an enviable reputation in the area for achieving excellent results and prices for our clients. We can offer you, if you require a written annual market price opinion of your investment. This is a free service and you are under no obligation.

The Internet is a marketing tool that can no longer be ignored with our office receiving many email enquiries as a result of these internet listings.


Prospective tenants are able to get a details description of your property and also view photos


What we don`t do is ....


 We Never - hand out keys to prospective tenants for a deposit and let them into the properties unaccompanied

 


 We Never - wait until the property is vacant before actively seeking a replacement tenant

 


 We Never - wait until the end of the month to find out the tenant is behind in their rent - check continually

 


 We Never - wait for the end of the tenancy agreement to do inspection reports
